You've decided you want a change of pace (and a new city )! After some research, Nice has become one of your top dream destinations . But beyond the sun and the beach , what's daily life really like on the French Riviera when you live there year-round?
Living in Nice: what are the advantages and disadvantages? What are the property prices like ? What shops and amenities are available to residents ? In this article, we break down all the pros and cons you need to know to help you make your decision. Let's get started!
Living in Nice: advantages and disadvantages
For those in a hurry, here are the advantages and disadvantages of living in Nice based on our experience as property finders (and simply as residents of Nice):

Let's now look at each of these points in detail!
The advantages of living in Nice
The sun, obviously!

In Nice, the sun shines… a little more than anywhere else! ☀️
Yes indeed, the capital of the French Riviera ranks among the sunniest cities in France, alongside Hyères or even Marseille!
In 2024, the city recorded 2,731 hours of sunshine, according to Météo France .
By comparison, Brest only recorded 1,363 hours (half as much) and Paris 1,509 hours of sunshine per year. This is actually one of the reasons that prompted us to move back to Nice, as we discuss in this article: Leaving Paris for Nice: the story of two former Parisians
We're not here to keep score, but if that were the case… Nice: 1 – Paris: 0.
Nice's business hubs and employment opportunities
Unlike other cities in the south of France, Nice is dynamic all year round.
It has several major areas of activity:
Tourism, of course : the Nice Côte d'Azur metropolitan area welcomed 3.5 million French tourists in 2024, according to a study by the Nice Côte d'Azur Metropolitan Tourist Office . And that's just French tourists, while the city also welcomes visitors from all over the world! This translates into a surge in demand for accommodations, restaurants, and leisure facilities to meet the growing demand.
Tech : Europe's leading technology park, Sophia Antipolis is a veritable city within a city. Health and biotechnology, cybersecurity, sustainable development: if you're looking for a job in this field, you've come to the right place.
Industry : Nice is also a heavily industrialized area. I am thinking in particular of the Carros – Le Broc Industrial Zone, located north of Nice, which houses 500 companies employing more than 11,000 people.
There are plenty of job opportunities!
The beaches of the French Riviera, but also the mountains!
It's no secret that one of the main advantages of living in Nice is the sea. 🌊 Its pebble beaches, its seaside walks, and its 20°C water even in October: many of you dream of it!
But did you know that Nice is also a little paradise for mountain lovers? The city is bordered by hills such as Mont Boron (191 m) or Mont Gros (375 m).
Not to mention that just an hour's drive away, you're in the high mountains, in Valberg, at an altitude of 1,700 meters! 🗻 Incredible, isn't it?
In our opinion, this varied landscape which combines the best of both worlds is one of Nice's main assets (which is rarely found in other coastal towns)!
The public transport network (tram and bus)

Tram, bus, bike… In Nice, you have plenty of options for getting around without using a car! The city has an extensive transport network that allows you to travel easily.
➡️ As proof, the bus network has more than 100 lines serving the Nice metropolitan area and its surroundings!
Furthermore, the city center remains manageable in size. You can easily get around on foot, if you have the time and inclination!

International businesses, activities and events
One thing is for sure… In Nice, it’s impossible to get bored!
Between its museums, water sports, shops and markets: you will always find something fun to do in the evenings and on weekends.
Did you know that the city also hosts events of international scope?
I am thinking in particular of:
The Nice Carnival, an institution since 1873!
The Nice Jazz Festival, for music lovers.
IronMan France Nice, a world triathlon competition.
The international influence of Nice (and its airport)
Are you a globetrotter at heart? Do you need to travel regularly in France or abroad for work? Let me tell you that Nice is a destination to seriously consider for settling down!
Why? The answer lies in a few words: Nice Côte d'Azur Airport. ✈️ Yes, we in Nice are lucky enough to have our own international airport!
So what are you waiting for to come and enjoy the Nice dolce vita ?
The architecture of Nice and the variety of real estate

Another advantage of living in Nice? Its architecture!
And as property hunters in Nice , we can tell you that we know a lot about the subject.
You'll find houses dating from the late 19th century (and even earlier, in the heart of Old Nice) as well as much more contemporary buildings. The city is rich in history, and its buildings bear witness to that!
💡 Did you know? Part of the city of Nice has been a UNESCO World Heritage Site since 2021. Impressive, isn't it? So, when we tell you the city is superb, we're not the only ones who think so!
Reasonable property prices in certain neighborhoods of Nice
Spoiler alert : we'll talk about it right after this in the disadvantages, but Nice is a relatively expensive city in terms of real estate.
However, it is still possible to find properties at reasonable prices in certain specific neighborhoods, if you look carefully!
👉🏼 For example, we found a 75m² 3-room apartment on a high floor with balconies and a garage on Rue Mantéga for less than €300,000 for one of our clients, just a 10-minute walk from the Libération market! The property needed renovation and we are currently carrying out the work.

The disadvantages of living in the Nice metropolitan area
Living in Nice has its advantages and disadvantages! Let's take a closer look at some of the city's downsides.
Tourists, again and again
Most people from Nice will tell you: the scourge of the city is tourists.
During the peak summer season and major events, the streets are crowded and traffic becomes very complicated.
But ultimately, who can blame tourists for wanting to enjoy the wonders of Nice? Take this opportunity to get off the beaten track and visit the less frequented places in the region!
You can also choose to settle in the Nice suburbs or its hinterland. We've listed 8 towns and villages to live in around Nice !
The high cost of living on the French Riviera

The beach and the sun come at a price.
And this price is directly reflected in rents, the bill at the supermarket checkout, and all kinds of activities.
Speaking from experience, some properties sell for over €10,000/m². Doesn't ring a bell? Keep in mind that the average cost of real estate in France is closer to €3,000/m².
Yes, it stings!

Heavy traffic and parking difficulties
We mentioned earlier the great public transport network, and for good reason!
Driving in Nice can sometimes feel like an obstacle course during rush hour. Ultimately, that's pretty much the case in all big cities, isn't it?
As for parking, parking spaces are often in high demand and garage prices are skyrocketing.
Some poorly served and less lively neighborhoods
Just imagine the scene.
You get up in the morning, buy your croissant at the bakery down the street from your building, and a pretty bouquet of flowers at the local market. For lunch, no need to go any further! Choose a Mediterranean specialty from the food court to take away and enjoy it on the beach, just a 10-minute bike ride away. Can you picture it already?
This is clearly the kind of everyday life you can expect if you live in a neighborhood like Libération!
On the other hand, other districts such as Saint-Antoine-de-Ginestière or Saint-Pierre-de-Féric are more isolated and further from amenities.

The difficult choice between a day at the sea or in the mountains
We end with one last major drawback of living in Nice… choosing between sea and mountains.
How to decide between a relaxing session on the Bay of Angels or a day of skiing on the slopes of the Southern Alps? A real dilemma! 😜
